As-built survey
Measuring the actual position of completed buildings, roads and utilities, comparing them with the design and preparing as-built documents for commissioning.

An as-built survey records the actual coordinates and elevations of a structure once construction, or a particular stage of it, is complete. Its purpose is to prove on paper how closely the built work follows the design: every deviation is measured, tabulated and shown on the as-built drawing.
As-built documentation is required for commissioning, for handing utilities over to their operators, for settling accounts with contractors and for any future reconstruction. For underground networks the survey must be done before the trench is backfilled, because the true depth and gradient of a pipe are very hard to establish afterwards.
Topoqraf AZ performs as-built surveys with SOUTH total stations and GNSS RTK, and uses 3D laser scanning (±2–6 mm) for complex facades and structures. We work in the project coordinate system so the measured condition overlays directly onto the design file.
The client receives an as-built drawing in DWG and PDF showing the real position of building outlines, foundations, columns, pavements and utilities.
When you need it
- Before commissioning a building or facility
- After laying underground utilities, before backfilling
- To verify the quantity and quality of contractor work
- On completion of roads, hardstandings and landscaping
- When the existing condition must be documented for reconstruction

- Measuring manholes, chambers and connection points
- Levels of pavements, kerbs and hardstandings
- Laser scanning of complex structures where needed
- Comparison with the design and deviation analysis
How we work
- Obtaining design files and the coordinate system
- Field measurements from established control points
- Office processing and overlay on the design
- Compiling the deviation table and as-built drawing
- Handing documents to the client and supervision
