Scan to BIM

Accurate Revit BIM models of existing buildings from laser scan data: architecture, structure and MEP at the required level of detail (LOD).

Scan to BIM

Scan to BIM is the process of creating a BIM model of an existing building or structure from a point cloud obtained by 3D laser scanning. The model is based on real geometry rather than old drawings or estimated dimensions: out-of-plumb walls, level differences and the true position of columns are shown as they are.

The service is needed for refurbishment and extension projects, interior design, upgrades of building services, facility operation and asset management. Architects, structural and MEP engineers, developers and facility managers all work from a single reliable basis with a Scan to BIM model.

Work starts with scanning the building using a terrestrial or SLAM scanner (2–6 mm accuracy). The point cloud is brought into Revit via Recap, and elements are modelled: walls, slabs, columns, beams, stairs, doors and windows, roof and, where required, pipework and ductwork. The level of detail (LOD 200, 300 or 400) and the allowed tolerance between model and cloud are agreed in the brief.

The finished model is checked by overlaying it on the cloud, with deviations shown in a report. It is delivered in RVT and open IFC format together with plans and sections extracted from it.

When you need it

  • Refurbishment or extension of an existing building is being designed
  • Drawings are missing or do not reflect the actual condition
  • An accurate model is needed to upgrade building services
  • Facility and asset management is moving to BIM
  • The client requires the project to be delivered in BIM

What's included

  • 3D laser scanning and georeferencing
  • Preparing the point cloud for Revit
  • Architectural modelling
  • Structural modelling
  • Optional MEP modelling
  • Model-to-cloud deviation check
  • Plans and sections extracted from the model

How we work

  1. Brief: LOD, disciplines and tolerances
  2. Scanning and point cloud processing
  3. Modelling in Revit
  4. Model checking against the cloud and corrections
  5. Delivery of model and drawings

Deliverables

  • BIM model (RVT, IFC)
  • Point cloud (RCP, E57)
  • Plans, sections and elevations (DWG, PDF)
  • Model accuracy report
FAQ

Frequently asked questions

What is Scan to BIM?

It is the creation of a BIM model of an existing building from a laser scan point cloud. The result is an intelligent 3D model that reflects the actual condition of the building.

What is LOD and which should I choose?

LOD is the model level of detail. LOD 200 suits concept work, LOD 300 is typical for detailed design, and LOD 400 for fabrication or operation; we advise based on your purpose.

How long does it take?

Scanning usually takes 1–2 days, and modelling takes several weeks depending on floor area and LOD.

What does the price depend on?

On the floor area, LOD and the disciplines modelled. Use the calculator on our website or call us for an estimate.
