BIM and digital twin

As-built BIM model

An as-built BIM model reflecting the completed construction: detection of deviations from design and a reliable model for facility operation.

As-built BIM model

Some deviation from the design is inevitable during construction: structures shift by a few centimetres, services are rerouted on site and extra openings are made. An as-built BIM model is a digital representation of the asset as it was actually built, not as it was designed.

For owners and developers such a model is a key document for construction acceptance, settling accounts with contractors and handover. Facility managers take the exact location of concealed services, equipment parameters and areas from the model to plan maintenance and repairs.

Work starts with 3D laser scanning during construction stages or after completion. Scanning services before walls and ceilings are closed makes it possible to document elements that will later be hidden. The design BIM model is compared with the point cloud, deviations are shown on a colour map, and the model is then updated to match reality or rebuilt.

Attributes needed for operation, such as room numbers, equipment data and materials, are added. The model is delivered in Revit (RVT) and IFC format and can be integrated into facility management systems.

When you need it

  • Construction is complete and the building is being handed over
  • Compliance of construction with the design must be checked
  • Services must be documented before walls and ceilings are closed
  • Final accounts with the contractor are based on actual quantities
  • The facility manager is moving to BIM-based operation

What's included

  • Laser scanning during or at the end of construction
  • Scanning concealed works before closing
  • Comparing the design model with the point cloud
  • Deviation maps
  • Updating the model to the as-built condition
  • Adding operation attributes

How we work

  1. Aligning scan stages with the construction schedule
  2. Staged scanning
  3. Design-versus-actual comparison
  4. Producing the as-built model and attributes
  5. Delivery of model and reports

Deliverables

  • As-built BIM model (RVT, IFC)
  • Colour deviation map and report
  • Staged point clouds
  • As-built drawings from the model (DWG, PDF)
FAQ

Frequently asked questions

How does an as-built model differ from a design model?

A design model shows what is to be built, while an as-built model shows what was actually built. It is produced from survey data and reflects all deviations.

When is the best time to scan?

The best result comes from staged scanning: after services are installed but before walls are closed, and again when construction is complete.

Can you produce an as-built model without a design model?

Yes. In that case the model is built entirely from the point cloud using the Scan to BIM method.

What does the price depend on?

On the floor area, number of scan stages, LOD and whether a design model exists. Use the calculator on our website or call us for an estimate.
