Land plot boundary clarification

In Baku and the Absheron settlements many land plot documents were prepared years ago with simple measuring tools or in a local coordinate system. Such documents either contain no coordinates at all or do not match the actual fences on the ground. As a result the plot area differs from the documented figure, and neighbouring plots overlap on paper or leave gaps between them.

To clarify the boundaries, all corners and fences of the plot are measured with SOUTH GNSS RTK receivers or a total station in the national coordinate system. The actual boundaries are then compared with the plan in the title extract, older survey documents and, where available, data for the neighbouring plots, and the differences are shown point by point.

The result is an updated plot plan with precise coordinates, a list of corner coordinates, a recalculated area and an explanatory sketch of the differences from the documents. These materials can be used to update documents, for a sale, a mortgage or a building project.

Official changes to the documents are made by the competent state authority; we prepare the technical survey materials required for that.
